How do I apply for a Hearth & Hollow home?
Click "Apply" on any property listing. The application takes about fifteen minutes per adult applicant. $50 per adult covers our screening costs.
What credit score is required?
A 640 minimum for the primary applicant. Below that, we welcome a co-signer at 75× annual income — common for recent grads and self-employed applicants. We do not auto-decline below 640; email us with the specifics first.
What is the income requirement?
Combined gross monthly income at or above 2.5× the listed rent. Roommates may combine income. Self-employed applicants: most recent two tax returns plus three months of business bank statements.
Do you charge a broker or finder fee?
No. Hearth & Hollow is a property management firm — we represent the owners, our compensation comes from them, and we do not charge tenants any finder or broker fee. The only thing you pay at signing is first month + security.
What is the deposit?
First month's rent plus a security deposit equal to one and a half months' rent (the North Carolina maximum on a month-to-month with annual lease). Deposits are held in a segregated NC trust account per NC GS 42-50 and returned within 30 days of move-out per state law.
Are pets permitted?
About 80% of our homes welcome pets within house rules. The actual fee, if any, is on each listing. Documented assistance and emotional-support animals are accommodated in every home per Fair Housing law, with no additional fee.
Do you accept Section 8 / housing vouchers?
Yes, where the owner is willing to participate. Asheville adopted a local source-of-income protection ordinance in 2024 — we follow it. Email leasing@hearthandhollow.example before applying so we can coordinate the inspection timing.
How long is the lease?
Standard 12-month leases. Some homes allow 18- or 24-month leases at a small discount when owners want to lock in. Month-to-month after the first year by default.
Are short-term rentals available?
No. Asheville restricts short-term rentals (under 30 days) outside of homestay-permitted addresses. Every Hearth & Hollow home is leased on annual or 18- to 24-month terms.
What if my application is declined?
We will provide the specific reason in writing within 24 hours. Our $50 screening fee is refunded if we decline. North Carolina adverse-action procedures apply for any criminal-record consideration: written notice and an opportunity to respond before a final decision.
